Phase 1
The original part of the resort is made up of six condominium buildings (Buildings A - F), each containing 72 individual units. All are six-floor buildings equipped with elevators. Each floor includes twelve units - 8 two-bedroom, two-bath units and 4 three-bedroom, two-bath units. 432 units in total. Phase 1 is now completed and resales are available.

Each unit has a jacuzzi tub in the master bedroom, a fully equipped kitchen, washer and dryer, large screen TV, VCR, two line phones with dataports and a balcony.

Expansion at Floridays - Phase 2
In 2006 the developers of Floridays acquired an additional 15 acres of property adjacent to their existing holdings, and planned to expand the community with five additional buildings (Buildings G - K) to provide a further 360 units and an extra major water-based amenity.

However, early in 2009 it was decided that Phase 2 will be sold as timeshare and not condo hotel units.

The new Phase incorporates a lake, somewhat larger than the ones on Phase 1, which is surrounded by five separate condominium buildings. The new Phase will also include a significant, water-based amenity that is still being designed. It will, though, be a fantasy-themed, interactive water park designed for all users, but with a particular emphasis on children 14 and under.

When complete, Floridays will have a total of 792 suites in the 11 Mediterranean-style six-storey buildings.

The approximately 12,000 square-foot Welcome Center includes a hotel check-in facility and concierge station, a fully equipped fitness center, an electronic game room and a children’s activity center
A grand swimming pool complex adjacent to the Welcome Center features an expansive, open pool with lounge area, an adjacent deck for casual gatherings, and a raised sunbathing area
An adjoining beach area features a volleyball court, an additional sunbathing section and a children’s play center
A water jet playscape for small children is located between the beach and the pool
A poolside bar and grill nestled among the tropical landscaping offers specialty drinks, meals and snacks
A smaller, more private pool, especially suited for lap swimming and sunbathing, is situated at the opposite side of the property from the main swimming pool complex
Shuttle bus service to the theme parks

Prices:
Phase 1 - 2-bed unit: From $376,200 - $429,900. The price varies depending on which floor you choose and whether you have an internal unit or an external unit overlooking the water area. The top floor external units with the water view are the most expensive.
Phase 1 - 3-bed unit: From $418,000 - $494,300. The price varies as above.

Buying Procedure:

10% deposit payable with the signed contract.
Further 10% deposit payable at ground-breaking of the building in which your unit is situated.
Balance payable at closing.

Condominium Association:
As a condominium owner you will automatically become a member of the Condominium Association, which will manage and maintain the property. In exchange for a monthly fee from each unit owner, the Association will be responsible for the structural components and exteriors of the condominium buildings, the commonly owned areas, amenities, parking and landscaping. In addition, the Association will provide cable television service, all utilities (except electricity), pest control and insurance on buildings and commonly owned facilities.

Home Owners’ Association Fees are:
2 bed/2 bath = $340/month
3 bed/2 bath = $404/month

The first units are now completed and there are some resales available.

Management:
Management is provided by Paramount Hospitality Management whose principals have over 100 years of combined experience in the hospitality industry.

Paramount have a rental program in which participating units are rented out on an equitable, even-handed basis. The revenue generated by each unit is distributed to the owner on a quarterly basis.

In addition, owners have three years of membership in Interval International’s Exchange Network and in Interval Gold, the company’s premier-level membership package. Membership allows owners to trade the use of up to two weeks of his/her unit for any available accommodations within Interval’s worldwide system of participating resorts.
